We also like to minimize risk however we can, which is why we are fully insured with policies including General Liability Insurance, Builders’ Risk Insurance and Workers’ Compensation Insurance. - How long have you been in business?

The time to complete an estimate varies based upon the project but generally speaking, we turn estimates around in about three weeks. - Can you work within my budget?
Yes. Our services are fully customizable to fit your budget and your needs. - What should I prepare before our first meeting?
The best preparation for your first meeting is to have a good idea of the scope of the work you want to be performed. Having a budget and an idea or examples of the fit, finish, selections and fixtures will help us provide the most accurate estimate.
Construction Process
- What is your construction process from start to finish?
For any type of project, our process begins by working with the client to define their goals and build a realistic budget. Next, we will create plans for their project which are submitted to the local building department for permitting. Before beginning construction, our team prepares the project site to ensure safety and cleanliness. For residential remodeling projects this involves clearing furniture, protecting non-remodeled areas and setting up temporary living arrangements for the owners, if needed. We will then proceed with demolition, followed by structural framing and relocation of electrical wiring, plumbing, and HVAC components. Next, our crew will move on to non-structural tasks like drywall & insulation, flooring, cabinetry, interior finishes and fixtures. Finally, we will move on to the final touches, were the project site is cleaned, and aesthetic details are completed. The project concludes with final inspections conducted by the building department and a walkthrough with the customer to ensure their satisfaction with our completed work! - How do you ensure projects stay on schedule?
Keeping a construction project on schedule requires a mix of careful planning, ongoing monitoring, effective communication and proactive problem-solving. This begins with a detailed construction plan which is used to map out the timeline for the project. One of the most overlooked aspects of a construction schedule is making timely selections to ensure materials are available when needed. Throughout the project we closely monitor our employees, subcontractors and vendors through site inspections to ensure efficient coordination, safety compliance, and adherence to the timeline. - How do you handle unexpected delays or issues?
Many delays can be avoided through careful planning, but not all issues can be planned for! TBS is actively engaged in all of its projects and is properly staffed to react to a multitude of unforeseeable issues, many of which are relatively common and allow us to make adjustments based on our many years of experience. We will also keep our clients aware of all issues at all times so they can have an opportunity to adjust things on their end if needed. - Will I have a dedicated project manager?
Yes, a dedicated project manager will oversee every detail of your project from start to finish. They will be your point of contact regarding any questions or concerns you may have about your project. - How often will I get progress updates?
As often as you like, however, we typically notify our clients of milestones as they occur and conduct regular progress meetings.
Pricing & Payments
- How do you structure payments for a project?
We typically use lump sum contracts with an itemized schedule of values. We bill based on the percentage of completion at the end of each month. - Do you offer financing or payment plans?
Yes, on a case by case basis. - Are there any hidden fees I should know about?
No, there are never any hidden fees. Your contract with TBS Construction will clearly state the scope of the project along with the price and allowance values. - What happens if the project goes over budget?
The cost of the project can only be increased by a change order. Owners can make changes that increase or decrease the value. Sometimes there are unforeseeable circumstances that occur which TBS will address if they arise, but the bottom line is that the price cannot be changed without approved change orders. - Do you provide written contracts?
Yes. A written contract outlining our responsibilities and duties is provided for every project, per the Board of Contractors of Virginia state requirements.
Permits, Regulations & Safety
- Do you handle permits and inspections?
Yes. TBS Construction coordinates directly with your local building department to handle permits and schedule all inspections. Your building permit should also be in the name of the contractor — barring any unique circumstances. - Are your workers OSHA certified?
Yes. Each of our employees is OSHA certified. This means that they successfully completed a 10-hour OSHA Outreach Training Program. Our employees also participate in weekly safety meetings with appropriate topics. - How do you ensure the safety of the job site?
Maintaining a safe and productive construction site involves a combination of planning, training, enforcement and continuous monitoring. TBS begins each project by conducting a risk assessment where we identify potential hazards and assess the likelihood and severity of safety risks. Using this information we develop a site-safety plan for every person on the jobsite to adhere to with important information such as emergency procedures, site rules, contact info, hazard zones and first aid stations. Safety training is a crucial element of TBS’s success. - Do I need to be present for inspections?
No, as a property owner you do not need to be present for inspections. We will coordinate with your local building department to handle all inspections.

- Do you offer a warranty on your work?
Our standard warranty is one year. However, select Design-Build projects may include a two-year warranty. - How do I request changes during the project?
You can discuss any changes with your Project Manager, Lead Carpenter or Project Coordinator, who all work together to make your project a success! - Who do I contact if I have questions during the project?
If you have any questions about your project, your Project Manager and Lead Carpenter are there to help. They will guide you through the building process from beginning to end and address any questions or concerns you may have. - What is your policy for post-construction cleanup?
TBS Construction is committed to making sure your new construction or remodel is ready to show off. The construction area is carefully cleaned before the final walkthrough to make sure your home is clean and ready to be seen! - Do you offer maintenance or repair services after the project is complete?
